What are rights for kicking out a roomate?

I have a roomate it's been several months. He is dirty as heck his room is like hoarders the floor has discoloration. He painted the room green. We had a written contract just between us that he would clean before he leaves andpaint wall back white and to pay on time or he pays late fee. Our apt man cam by a week ago to test smoke detectors and saw his room and were very upset. She gave us 3 days to clean room or we get evicted. We told him had a talk and wrote a note since he works. We were able to get a few days before manager comes back if it's not clean we get 3 day notice. We told him if he doesn't we would kick him out so that hopefully we don't if we do we pretty much can't go many places. So what can I do if he doesn't clean. What can manager do. Can she kick him out instead of us since me and gf on lease. Any ideas
